The Magnolia development company plans to develop 216 acres of wasteland on the Charleston Neck. A ccording to state regulators, the project will be the largest redevelopment project of its kind in the state.

State regulators said it would be the single largest redevelopment of its kind in South Carolina.

The new neighborhood will include approximately 4, 400 new homes and will boast shops, offices and a hotel. It will also include 24 acres of public parks, a marina and a pedestrian and bike path that will circle the development.

The development partners have been working for years with community and preservation groups, adjoining communities, environmental regulators and Charleston officials to plan for Magnolia. On Tuesday, the concept plan for the development goes before the city Planning Commission, where little opposition is expected.

Magnolia Development LLC plans to build some of the tallest buildings in Charleston while at the same time creating a “green” community with rain water collection plans and green rooves. The plan focuses on reducing sprawl and creating a walking community to reduce traffic.

The idea is to create the urban setting of downtown Charleston similar to that of Upper King Street.
