When you buy a home you want a Realtor to represent you that has the knowledge and experience to save you lots of money, plus, prevent you from making costly mistakes.

An example of how I can save you this amount of money includes the following:

When you’ve been in the real estate business as long as I have you know the housing market…Other Realtors and sometimes homes that are not yet officially on the market. If we can find you a home that is not yet officially on the market, you could save 5 to 10% of the purchase price by not competing with other buyers for the same home. It’s not uncommon when several buyers want the same home that it sells for 5%...10% or more above the asking price.

If you choose to purchase new construction, you don’t need a home inspection. If you purchase an existing home, I will recommend that you obtain a home inspection. By having a home inspected by the best home inspector can save you thousands. I know what to look for in a home...I know who to recommend doing a thorough inspection and together we can save you thousands of dollars in hidden costs. Together we’ll make sure that there are no hidden problems or we’ll get the seller to pay for them.

In addition to a home inspection I will suggest that we ask the seller to provide you with a home warranty. The warranty will cover some of the mechanical parts of the home such as the heating, air conditioning and refrigerator, etc. This warranty can also save you lots of money.

When you find a home that you like we will probably discuss what price to offer for the home. Because I have negotiated hundreds of purchase agreements I will advise you on the proper strategy for you to buy the home that you want. This advice alone could save you 5-10% of the purchase price or more! I will do everything I can do to discover the seller’s motivation and realistic price they will accept before we submit an offer.

Often times in writing a purchase agreement I suggest that we ask the seller to pay for all or part of your closing costs. Closing costs can range from 3% to 5% of your total purchase price so your savings could be considerable.

Unless you are paying cash for your home I can save you lots and lots of money on your home loan. I know the lenders…I know their fees…and I know how to help you negotiate your best interest rate. I will show you how you can obtain a mortgage at below market interest rates or how you can obtain a loan for no points or loan origination fees. My knowledge of financing alone could save you $5,000 to over $30,000!
