HOW TO GET YOUR BEST BUY |
| Many buyers believe that if they have several Realtors looking for the
right house, they will be better served. In truth you’ll be best served by working with one and only one Realtor. If
you are not getting good service from one Realtor…or even several Realtors…change Realtors! Realtors work on commission
ONLY…they do not get a salary.
If you were a Realtor that worked on commission only, how much time and effort would you spend helping someone that was working with several different Realtors? Realtors have access to every listing through The Multiple Listing Service (MLS). Every listing from every real estate company is placed into the MLS. Any one Realtor can show you any property regardless of which company has the listing. When a Realtor knows you work with them only and no one else, the right Realtor will do everything to serve you. Work with one Realtor exclusively and you will find your perfect home! When buying a home you can shop for homes on your own by driving to builders’ models, open houses, for sale signs, newspaper ads, etc… Or you can be represented by an individual Realtor. When you shop on your own you are at a disadvantage. Did you know that two different buyers could go to the same builder…Buy an identical house and obtain different prices or different options? If a Realtor had been representing the buyer, the Realtor could have insured that the buyer received the best deal possible. Did you know that if you stop in an open house, call on a Realtor sign or ad in the newspaper and are shown that home by the listing agent you are at a potential disadvantage? When a Realtor represents a builder or an individual seller they have signed an agreement to represent the seller. Although the agent may tell you they can take a neutral position and represent both you and the seller…is that really what’s in your best interest? When you enter into an exclusive buyer agency agreement with one Realtor you have someone representing you and looking out for your best interest. This means they will let you know anything and everything that could be to your benefit and advantage. For example, your buyer’s agent will disclose any information they have about the property and negotiate the best price and terms. It is to your advantage to work with one Realtor only. When you work with one agent only the agent knows they will be paid for the time and effort they expend on your behalf. When you work with more than one agent you will only get their time and effort the agent is not working with someone else on an exclusive buyers agreement. It doesn’t cost you any money to be represented exclusively; the seller pays the real estate commission. When you find the right real estate agent you will get your best buy.
